Riverpark is a 498-home neighbourhood planned by Kellen Homes on the cleared Riverpark Trading Estate off Riverpark Road in east Manchester, close to the Etihad Campus. Around 43 per cent of the homes will be affordable, delivered with Great Places Housing Association, while Royal London Asset Management has forward-funded the remaining 284 rental homes - 111 houses and 173 low-rise apartments - through its Living Fund, with lettings handled by its management arm ProperTies Living. With houses making up well over a third of that parcel, this is a single-family-led rental scheme in character — Royal London calls it its first single-family investment — and it is listed under Multifamily only because apartments are the larger share. Planning consent was granted in November 2025 following site clearance, and leasing is expected from late 2027 ahead of completion in 2028.
