1. Agreement to these terms
Build to Rent Directory (“we”, “us”, “our”) operates the website buildtorentdirectory.co.uk (the “Site”). By accessing or using the Site you agree to be bound by these terms of use. If you do not agree to them, you must not use the Site.
2. Our database and intellectual property
The Site is a curated database of UK Build-to-Rent developments, operators, asset owners and suppliers. We have made, and continue to make, substantial investment in obtaining, verifying and presenting its contents. The database is protected by the database right under the Copyright and Rights in Databases Regulations 1997, and its contents, structure, selection and arrangement are protected by copyright and other intellectual property rights. All such rights are reserved.
“BTR Directory” and the Site’s branding may not be used without our prior written consent. Third-party names, brands and logos appear for identification only and belong to their respective owners.
3. Permitted use
You may:
- browse the Site and view its contents for your own research and business purposes;
- quote insubstantial extracts of the directory with clear attribution to Build to Rent Directory, including a link to the Site where the medium allows;
- share links to pages on the Site.
Any commercial licensing of the dataset (including exports, feeds or API access) is available only under a separate written agreement — contact us at the address below.
4. Prohibited use
Except with our prior written consent, you must not:
- scrape, crawl, harvest or otherwise extract data from the Site by automated means, including via bots, scripts, headless browsers or AI agents;
- extract or re-utilise the whole or a substantial part of the database, or systematically extract or re-utilise insubstantial parts of it (which the database right prohibits);
- reproduce, republish, resell, sublicense or redistribute the directory or any part of it, including within another database, product, dataset or AI training corpus;
- access the Site’s underlying APIs or data endpoints other than through the pages we serve;
- circumvent, disable or interfere with any access controls, rate limits or security features;
- use the Site in any way that breaches applicable law or infringes anyone’s rights.
We may suspend or block access, and pursue any available legal remedy, where we reasonably believe these terms have been breached.
5. Accounts
Some features require an account. You are responsible for the activity on your account and for keeping your credentials secure. We may suspend or close accounts used in breach of these terms.
6. Accuracy and no reliance
We work hard to keep the directory accurate and current, and we record the provenance of our data, but the Site is provided on an “as is” basis for general information. We make no warranty that any content is accurate, complete or up to date, and it does not constitute investment, valuation, legal or other professional advice. You should verify any information before relying on it, and we accept no liability for loss arising from reliance on the Site’s contents. If you spot an error, please use the Submit Correction page.
7. Liability
Nothing in these terms excludes liability that cannot be excluded by law. Subject to that, we exclude all implied conditions, warranties and duties, and we are not liable for any indirect or consequential loss, loss of profit, business or data arising from use of, or inability to use, the Site.
8. Third-party sites
The Site links to third-party websites (for example scheme and operator websites). We are not responsible for their content or availability, and a link does not imply endorsement.
9. Changes
We may update these terms from time to time. The date above shows when they were last revised, and your continued use of the Site after a revision constitutes acceptance of the updated terms.
10. Governing law and contact
