Span Group

Xchange Point is a build-to-rent development by Span Group on Market Road in Islington, a short walk from Caledonian Road station and close to King's Cross. Four- to seven-storey blocks wrap a private landscaped courtyard, with one-, two- and three-bedroom apartments and a handful of penthouses. Ownership here is split rather than whole-building. Land Registry records show 54 of the apartments held by Span Group through its Market Road companies, which also own the parking, alongside four owned by Peabody as affordable housing and four held by an overseas company. The remaining apartments are owned individually by private investors. Span bought its holding in blocks in 2014, adding more in 2019. That makes Xchange Point a partly institutional building rather than a single-owner build-to-rent scheme, and worth reading differently from either.
