Ballymore's Thames Road scheme will redevelop an industrial brownfield site (also known as UNEX) on the north bank of the Thames, east of Thames Barrier Park in the Royal Docks. Newham granted permission in 2026 for 1,685 homes — including 173 for social rent and 359 co-living suites — alongside a new primary school, more than 13,500 sq m of light-industrial and flexible workspace, a riverside park and ground-floor retail. Howells is the architect.
